[ARCHIVED] Middletown Township Puts Open Space Dollars to Work to Save Mater Dei Property

MIDDLETOWN, NJ – In a landmark achievement for open space preservation and community pride, Middletown Township has reached an agreement to purchase the iconic 20-acre Mater Dei property for $11.75 million.

“This is a proud and historic day for Middletown,” said Mayor Tony Perry. “The preservation of the Mater Dei property ensures that this cherished land – where countless memories have been made – will remain an open recreational space for our community for generations to come. We’ve turned the page from uncertainty to opportunity.”

The Township Committee is scheduled to introduce the ordinance to acquire the property at its next meeting on Monday, April 7th with a public hearing and final vote set for Monday, April 28th

This acquisition, which was made possible through the Township’s Open Space Trust Fund and financial assistance from the Monmouth County Board of Commissioners, will officially protect the property from development and transform it into Mater Dei Park, honoring the site’s rich legacy and deep roots in the Middletown community.

Since establishing the Open Space Trust Fund in 1998, Middletown has preserved 275 acres and invested over $30 million in conservation and recreation. After voters approved the 2024 open space referendum, annual funding grew to nearly $7.4 million enabling invaluable investments like this one. 

The existing building on the Mater Dei site, which no longer meets modern standards, is scheduled for interior demolition to begin soon. Upon closing, residents can begin using the existing recreational facilities, including Middletown’s first and only outdoor track, a football field, and four baseball fields – all of which will be open to the public. These amenities will serve as a vibrant hub for youth sports, fitness, and community gatherings.

Importantly, the Township has partnered with St. Mary’s Church to ensure shared access to the site’s parking lot, making it easier for both park visitors and parishioners attending church services and school events. In a nod to tradition, the community can rest assured that the beloved fairs and seasonal events that bring Middletown together each summer and fall will continue as always.

“We are incredibly grateful to Monmouth County and Commissioner Director Tom Arnone for their partnership in helping make this preservation effort possible,” said Mayor Perry. “We are equally thankful to Bishop David O’Connell, Father Jeff Kegley, and the Board of Trustees of St. Mary’s Church for their vision, support, and collaboration in ensuring this land remains a place for everyone to enjoy.”

Currently, there are no specific plans for the former school site. The Township’s focus remains squarely on preservation, open space, and expanding recreational access for the community. Middletown continues to demonstrate what’s possible when a community comes together to protect its open spaces, honor its past, and invest in its future.
